What closing costs include
Closing costs are the fees and prepaid items due when a home purchase closes. The Loan Estimate groups them into origination charges, services you cannot shop for, services you can shop for, and taxes and government fees. Prepaid items such as interest and escrow deposits are added on top.
Every number here comes from you. This site does not know your lender's fees or your state and county taxes, so the starting values are examples only. Replace them with the figures on your Loan Estimate.
Cash to close is your down payment plus closing costs, minus credits such as a seller credit or a deposit you have already paid.
Worked example
A $375,000 home with $75,000 down is a $300,000 loan. With the example fees on this page (1% origination, $750 appraisal and reports, $2,000 title and settlement, $600 survey and inspection, $150 recording), fees come to $6,500.00. Prepaid interest for 15 days and three months each of tax and insurance escrow add $2,226.45. Closing costs are $8,726.45 (2.91% of the loan) and cash to close is $83,726.45. Your own fees will differ.
As a published check, the CFPB sample Loan Estimate shows prepaid interest of $17.44 a day for 15 days on $162,000 at 3.875% (a 360-day year). With the day count set to 360 this calculator gives $17.44 a day; with 365 days the same loan gives a lower daily figure, so check which your lender uses.

Are these my actual closing costs?
No. They are the total of the numbers you enter. Your Loan Estimate and Closing Disclosure show the real figures.
What is prepaid interest?
Interest for the days from closing to the end of that month, paid at closing. It is one day of interest times the number of days.
Why choose 360 or 365 days?
Lenders count a year as 360 or 365 days when working out daily interest. Your Loan Estimate shows which one applies.
What are escrow deposits?
Money paid at closing to start your escrow account for property tax and insurance. Enter the monthly amount and the number of months your lender collects.
